41 Point 5 Picnic and Annual Meeting

When: July 29, 2019 11:00 AM-2:30 PM
Where: 41 Point 5 Community Park
Food: Pizza, fruit and vegetable platter, donut holes, potluck desserts, drinks provided by HOA 
Entertainment: Reptile Man 11:00 AM-2:00 PM, Balloon Guy 12:30 PM-2:30 PM 

Annual Business Meeting

  • Attendance: Approximately 25 households represented.
  • Meeting start time: 1:00PM
  • Current Board Members introduced
    • President Alex Britt 
    • Vice President Helen Shen 
    • Treasurer Ian Clanton-Thuon 
    • Secretary Alex Krawarik 
    • Social Vickie Jaegers-Ellis 
    • Communications Bruce Terrill 
  • Review of HOA Projects (Alex) 
    • Completed filing of new CCR’s 
    • Yearly mailings and demographics updates, postage more this year due to CCR packets.
    • Easter Egg Hunt – continues to be very popular
    • Shred-It truck - About 20 households participated.
    • Curb number repainting – completed. Still waiting to hear from Lots 109-112 for preferences.
  • Reminders
    • Landscaping, disabled vehicles have been the two largest generators of complaints. 
    • Tree removal requests - Email HOA for private property, City of Bellevue for park/greenbelt.
    • Painting requests - Email HOA for paint color approval.
  • Treasurer’s Report (Ian) 
    • Dues $100 this year. Same for next year. 
    • New online payment option http://tinyurl.com/41point5dues , can also update demographics
    • 113 total homes, 102 have paid. 
    • 105 owner occupied homes, 94 Have paid. 
    • 8 renter occupied homes, 8 have paid. 
    • Expenditures about $4500 / $7500 in B of A account. Full report available for review.
    • Old B of A account has been closed (was personal checking) and new business account opened.
    • State UBI number and Federal EIN were obtained, State financial reports filed as required.
  • Questions and input from residents, new business. 
    • Got Junk truck on hold as this service has been abused in the past. High cost for few households to benefit. Each truck is $800 +/-. We are very close to a city transfer station for waste removal.
    • Community yard sale was discussed. In the past, participation was poor.
    • Paying Oriental Gardener about $60/month for (?) – will reach out via letter to clarify what he is still maintaining. Has been used by the HOA for many years and not sure who initially hired him.
  • Election of officers
    • Via show of hand, All current officers were re-elected.
    • Emily Atar will join the board as co-secretary.
    • Next year, Helen and Alex K have voiced desire to rotate off the board.
