2013 Public HOA Meeting

  • Time/Date: 7PM, June 25
  • Attendees: 13 attendees, not including the Board
  • Location: Lakehills Library's Meeting Room, which was free of charge and offered a digital projector
  • Board Members present:
    • Alex Krawarik - President
    • Kathy Teuber - Treasurer
    • Sue Rietveldt - Social
    • Bruce Terrill - Secretary

General Introduction - Alex Krawarik

  • Introduction Sarah Kiebler for Treasurer
  • Agenda: Alex reviews
  • Keith Kringlen said he likes the web site
  • Alex reported that the sales of new homes are up, except for homes near the freeway

CCR rewrite:

  • Gabby Metzger: No comments on type of business?
  • Gabby Metzger: What's up with the Liens? Alex responded that we currently do not impose liens, but this might change under to the rewrite.
  • Linda Ludthardt: what about noisey business? The former resident of Lot 84 (Jane's house) had heavy trucks frequenting the neighborhood. Alex responded that we would add a clause to the CCR to submit business licenses to the Board for review. Also our neighborhood had a group home in the upper neighborhood.
  • Chris Johnson: He is concerned about going to County and get turned down, and we will spend too much. Wants a fall (Sept) meeting to revisit where we are at. He wants more internal development of the documentation instead of using the lawyers time. Alex agreed to sponsor a Fall meeting to visit where the CCR's are at and our expenses. Kathy mentioned that we need a price update from the lawyer

Architecture - Wesley Tojio

  • Wesley described at a high level the green tagging process and that we've not handed green tags lately. He mentioned that he has engaged the residents in polite conversation regarding architecture, which has resulted in the desired actions being taken.

Recent neighborhood improvements - Alex Krawarik

  • Alex showed a slide of some homes that have upgraded their yards.

Treasurer's Report - Kathy Teuber

  • Dues reduction is due to our account having $33k and our non-profit status
  • Main expenses this year: CCR ($10k), Lawn Maintenance
  • Question about whether curb painting was desired for the HOA to pay for and we had a positive response

Communications Report - Bruce, Alex, Sue

  • Bruce solicited for input and feedback on the website. Linda Luthardt needs help getting registered. Bruce described the reasons for the registration was to protect the residents privacy.
  • Alex described the Facebook page
  • Sue described the Block Watch meeting that she could arrange with a Detective to present to the neighborhood. Linda gave us a historical perspective that the the Block Watch people were called "BlockHeads". We had a mixed response to this action

Social Report - Sue Rietveldt

  • Sue mentioned the Easter Egg hunt and the Summer Picnic as two annual events that we are repeating
  • We may re-instate the Fall Spaghetti Feed to solicit feedback on the CCR's

Construction: Alex Krawarik

  • Keith Kringlen feels that the flaggers have been quite accommodating to the 41.5 residents getting priority to leave the neighborhood.
  • Sue mentioned the new roundabout near Sunset was going to be back-to-back with the existing one
  • Alex had a slide depicting the 5 segments of the West Lake Sammamish Parkway improvements, of which we are only on "Segment 1".

Elections/Nominations

  • Sarah Kiebler was nominated by Linda Ludthardt for Treasurer.
  • No further nominations were submitted for Board positions.
  • A vote of all ayes were received for voting Sarah into the position of Treasurer.

General Discussion From Residents and Board

  • Spaghetti feed in the fall to combine with a review of the CCRs.
  • Kathy brought up the issue of sprucing up lot 108 at the entrance for creating a better neighborhood appeal.
  • Gaby Metzger: we tried that before and the same argument came up that then everyone wants some free landscaping
  • Bryce Phillips likes the idea of organizing a work party to accomplish this.
  • The clean up of the moss on the retaining wall was asked and Alex responded that it is the city's issue. He volunteered to clean up the wall with his power washer but needs a hose that can reach a resident's house.
