Financial: (Jane) Our fixed expenses are as follows: The mailbox rental (which we pre-paid for next year as cost was to go up) and HOA insurance (might need to be reassessed for proper coverage). The common area lawn service and maintenance, Entrance Sign lighting, Mailing twice a year, annual Picnic, Garage Sale and donation to Green Planet. There is $1500 set aside for other projects. $10K has been set aside for the new CC&R’s implementation. Available funds $34,331.
A recommendation was made that we either reduce or cancel the homeowner dues for a year as long as there is at least 2 years operating expenses in the budget. This will be determined by the incoming board of directors.
Architectural: (Virginia) The green notices have been working well and the neighbors seem to do what’s requested. The entrance sign is dirty and needs cleaning. Tree trimming in the park is up to the city of Bellevue to handle. The city is currently assessing the issue of the retaining wall/sidewalk. Drainage and overgrown shrubs seem to be the issue and the utilities department is aware of the problem.
There is nothing to do about moss on the roofs unless the home is unoccupied and the city will handle.
Lot #50 has taken about a year to remodel and landscape and needs to be completed within 6 months.
Requested the City to trim the shrubs on the walkway to the path (upper neighborhood).
Overgrown shrubs and mailboxes on your property are the homeowner’s responsibility as well as keeping the sidewalk clean and clear of debris. If there is damage to the sidewalk, notify the City.
Keep garage cans out of sight and no parking on the sidewalks.
Notify a neighbor, board member or send a note to the website if you have a break-in. This information is helpful to everyone.
CC&R’s:
Change to the CC&R’s is recommended since there have been numerous changes since inception. The removal of the builder’s information, change form King Co. to City of Bellevue.
The definition of “open space” has changed, building materials (roofing) and tress planted by a homeowner cannot impede a neighbors view.
75% approval will be needed by the homeowner’s before the new CC&R’s go to the City of Bellevue for final approval.
Betsy Vo has offered to review the draft before hiring an outside attorney. A CCR subcommittee was formed with the following members: Betsy Vo, Jane Bisbee, Kathy Teuber, Michael Horntvedt, Chris Johnson and Bruce Terrill.
