September Board Meeting


Board Meeting 10/20/2011

General Discussion:
Virginia reported that the pressure washing of the mail covers and sign have been completed.

The French drain behind the retaining wall was discussed. the City of Bellevue owns the hillside and it will be brought to their attention when the water run off is high and/or is freezing. The contacts are Deborah Orr-Miscoe (Development Services Tech Support, 425-452-4562), Liz Krzyminski (Code compliance, 452-4219) and Jim Bennett (Project Manager, 425-452-4321).

A discussion of several properties that were needing yard or house upkeep were discussed. Rental properties are becoming more prevalent and it was mentioned that greater than 20% rental occupancy could lead to mortgage lender and homeowner insurance problems.

New business that may require expenditures from the HOA budget

  • The four annex houses have a blackberry problem that Virginia received a quote for cleanup and maintenance. It was $1400 to clean up and $60/month maintenance. Based on the maintenance cost, it was proposed that the HOA would offer the one-time clean up but ask the owners to pay the additional maintenance.

CC&R's and ByLaws
Alex proposed a week prior to the next meeting, doing a neighborhood walkthrough. The next meeting would be November 29th.

Other proposed HOA Events:

  • Fall Spaghetti Feed was proposed for a January or February timeframe, on a Friday night. The facilities for this was discussed as either being the gym at Bellevue Community Center ($100 for the gym) or to look into the Vasa Barn, which is probably expensive. It is owned by a Norwegian group.

Website Enhancements

  • A forum to submit architectural questions to the Architecture Committee, which would allow pictures and comments by the submitter, but not editable by others. This forum would be visible to the architectural committee and board members only.
